Leasehold Information

To avoid running into problems, it is vital that you read and understand your lease. The lease sets out the rules of the block. It shows such factors as:

Leaseholders - Leasehold Information

  • What Date the Ground Rent Is Due and How Much Is to Be Paid

  • What Percentage of the Service Charge You Will Be Liable to Pay

  • The Rules of the Block That You Have to Abide by (Covenants)

  • What Date the Service Charge Is Due

  • How Many Years the Lease Has Left to Run

The Length of the Lease

It is most important to know how many years are left to run. At some point, a lease has to be extended, unless you are lucky and have one that will run for 999 years. However, these are few and far between. Leases are usually created for 99 years or 125 years.

Extending Your Lease

A lease can be extended before 80 years are left to run, for the cost of the solicitors’ fees. However, once the time left drops below 80 years, there is what is known as a ‘marriage premium’. This increases the shorter time that there is left on the lease. To extend your lease, you must apply to the freeholder or RTM company.
